Mixed-Use Development

DKA principals worked closely with Khoie Development Company designing a portion of the man-made Marjan Island located in the Persian Gulf northeast of Dubai. The development company chose DKA principals for their expertise in high end hotel and residential developments. The island took many years to build and the first phases of the building projects are currently under construction.

Building projects that were taken from conceptual design through construction documents include: condominiums, hotels, retail, apartments, and an office building. The structures are grouped into two distinct zones which are split by the main island roadway. The east side rises up 12 – 14 stories focusing on the views of the Persian Gulf and the west side is designed to a lower scale, 4-6 stories tall with narrow pedestrian streets and ground- level retail that creates an intimate streetscape-like village.

The mixed-use development includes:

  • 14-Story Apartment Complex
  • 200-Key, Five Star Hotel
  • 120-Key, Five Star Hotel
  • Multiple Restaurants / Over 50,000 sf of Retail
  • Nearly 900 Condominium Units
  • 120,000 sf of Office Space
