DKA principals worked closely with Waveland Partners, LLC to determine the best means of re-using an existing vacant hospital site for Townhomes, Maisonettes, Condominiums and Retail. The planning exercise included many options that maximized the potential FAR available to the site.
The final design used a portion of the existing hospital structure that had wider column spacing for parking at the lower levels and condominiums at upper levels. Other portions of the hospital structure were proposed to be demolished. A sixteen-story glass faced condominium building is proposed to be constructed adjacent the existing brick structure. The base level of the condominium structure includes seven multi-level maisonettes which also feature walk-out patios at a garden level. In areas of the site where low level residential is across the street, townhomes were designed.
